Standard Application Requirements:
Income Level
Many Landlords have a basic requirements which requires that you have a gross income equal to 40x's the monthly rent. In addition you may need the following documents:
Copies of your last 3 Pay Stubs
Driver's License or State Identification
W-2, 1040 or other tax information
Credit History
To determine whether you have a satisfactory credit history, many Landlords will ask that we run a credit report through a credit reporting agency. If your credit is less than satisfactory then the Landlord may accept a lease guarantor at their discretion. Income requirements for guarantors typically run about 70x's the monthly rent.
Rental History
Your rental history may be verified if deemed necessary.
Security Deposits
Depending on the Landlord's rental policy, a security deposit of 1, 1.5 or 2 months may be required.
Pets
Pets, if allowed by the Landlord, may require additional rent deposits.
Application Fee
Upon submitting this application an Application Fee of $40.00 per applicant is required.
